Truckee Real Estate Home Sales Excluding the subdivisions of Lahontan, Martis Camp, Old Greenwood, Grays Crossing and Northstar

There are currently 159 active single family homes listed in Truckee.The most expensive Truckee real estate home is listed for $6,995,000 and the least expensive home is listed for $134,900. The average listed home price is $810,960. The median price is $529,950. There are 10 Truckee Short Sales listed and 12 REO’s. Truckee real estate is comprised of 136 homes which are offered as standard sales. 56 single family homes are currently under contract!

The Truckee real estate market has had a total of 44 home sales in 2012 year to date (January 1-February 13, 2012). The average home sale price was $420,183. The homes were on the market an average of 127 days. 10 homes were short sales and 9 were REO’s.

Tahoe Donner Real Estate Update

tahoe donner real estateWe are continuing to see lots of activity with the Tahoe Donner real estate market. There have been 17 single family home sales in Tahoe Donner so far for 2012 (January 1-30).

The average days on market for these sold homes was 74 days. 2 homes were short sales. 5 homes were REO’s. The highest priced home was $855K and the lowest was $288K.

There are currently 76 single family homes listed in Tahoe Donner.The inventory is continuing to go down in number.

The lowest priced home is listed for $262K and the most expensive home is listed for $1,700,000. The average listed home price is $678,178 and the median listed home price is $587K. There are currently 3 Tahoe Donner short sales and 4 Tahoe Donner REOs. 24 homes are currently under contract.

Truckee Luxury Homes Update

Luxury homes in Truckee have had a different experience than the homes in other quartiles.  Why does that matter?  Prices, inventory levels, and days on the market are different for each quartile.  Take a close look at the market trends can make a difference in being the house that sells and the one that doesn’t, or the difference in a good purchase and a great purchase.

Note: Quartiles are determined by taking the total number of homes on the market and dividing by four.

 

 

 

 

 

 

 

A quick look at the median price of Truckee homes by quartile shows a little more volatility in the top quartile (Truckee luxury homes) versus the lower quartiles (entry level homes).  The three lower quartiles are exhibiting the same general behavior in the median price trends for the past year.

 

 

 

 

 

 

 

 

The top quartile has been the most volatile in the past twelve months.  The trend line starts around $1.75 million and ends around $1.15 million.  There was a bump in the price during the spring buying season in 2011.

 

 

 

 

 

 

 

 

For contrast, the bottom quartile behaved much differently, and saw a steep decline toward the end of the year.  The decline was mostly due to some distressed homes on the market bringing the price down.

 

 

 

 

 

 

 

 

Examining the median days on market with each quartile tells an interesting story as well.  The homes in the bottom quartile moved the fastest, and the top quartile moved the slowest.  It is typical for luxury homes (black line) to stay on the market for longer periods of time than the least expensive homes (blue line).  There are simply more people who can afford homes at the lower price levels, and homes at the top price levels are often used as second homes or vacation homes.

When lending restrictions tighten, the luxury home buyers are often squeezed first because they homes they buy aren’t usually “necessities”.  Homes at the lower price levels have the added advantage of the attracting buyers who usually don’t have another home to sell before they can buy this home.  Waiting for a sale to make cash available for the next home purchase will often slow the process, resulting in longer market times.

The ride has a capacity of eight passengers at a time, and can go up to 2.4 miles in the air where you will practically be floating on top of the mountains. It’s a 12-minute ride, halfway through which you get to stop at the observation deck for sightseeing. 9,123 feet above the sea level, you will have the chance to see the beautiful Carson Valley, the magnificent alpine mountains and of course the splendid lake itself.


4. South Tahoe ice arena is a must visit if you are even a little interested skating. The place has an arcade, locker rooms, concession stand, party rooms and an impressive rink. It is open to the general public, and welcomes people for leisure skating as well as events like children’s birthday parties.


5. European inspired sleigh rides offer a very wintery-outing for those interested. The rides start at about 10 in the morning and go on till the sunset. Not only will you enjoy the picturesque views of the lake as you go, you will also be photographed so you take along lots of nice memories when you go back home.

Traveling 30 miles west of Reno, one arrives in Truckee, California, a tiny town steeped in old west history and while at the same time teeming with activity venues of twenty-first century persuasion. The ultimate in old west lifestyle experience awaits guests at the Truckee Hotel. Standing in front of the entrance evokes memories of television and movie westerns. Visitors can arrive at the hotel in a horse drawn carriage reminiscent of the 1890s. One feature of the hotel destined to bring back fond memories to some (and a new experience for youngsters) is the one bathroom to be shared by all guests.

Following a night of rest at the Truckee Hotel, guests may head for breakfast at the Squeeze In which is definitely not your usual egg, sausage and biscuit portion.  Breakfast is served on classic stoneware plates containing portion-size fit for a king. Walking off the calories can be accomplished by strolling down the street in the direction of Moody’s Bistro and Lounge where jazz sounds are rendered by musicians of renown. With jazz music ringing in their ears, visitors are encouraged to check out the old jail which housed male offenders on the first floor, and women prisoners on the upper level.

One attraction definitely not to be missed is Donner Memorial State Park which preserves the memory of a tragic event in the winter of 1846. A group of men, women and children traveling west from Independence, Missouri, bound for independence in California, never achieved their goal. According to historical accounts, at least 89 people died during a severe mountain snowstorm. Conditions became bad enough that upon consumption of all foodstuffs brought with them, oxen were eaten followed by rumors of survival through cannibalism.

On a massive monument erected in memory of the incident, one stone facing contains a plaque recounting The Legend of Donner Pass. Other plaques on adjacent sides list names of survivors, those who died, and information surrounding a cabin built to shelter survivors in the cleft of a boulder. In 2009, a resounding public outcry saved Donner Memorial Park from becoming a closure victim as part of a budget-cutting measure by the State of California.

Truckee Homes Vs. Tahoe City Homes

Two mountain communities, two different stories.

Both Truckee and Tahoe City offer all the best of mountain living–easy access to skiing, hiking, water sports, dining, and shopping.  When you take a look at the history of homes prices and inventory, the trends tell two very different stories.

Let’s take a look at Truckee first.  In the past three years, Truckee home prices have dropped from a median price of $750,000 to a median price around $380,000.  The biggest reason for this drop is the fallout from the overheated housing market of the mid-2000s.  When prices spike to artificial highs, they have a tendency to drop.  We never know where “the bottom” of the market WAS until the market starts to climb at a steady pace again.  Given the current economic climate and the millions of foreclosures hiding in the shadows, we probably haven’t hit the bottom yet.

The good news is that prices are unlikely to significantly drop from here.  Will they continue to decline? Probably.  Looking at the price trend for the past three years shows a downward trend, even though there has been a recent uptick in prices across the board.  When you combine the recent price uptick with the recent decrease in inventory, those signs point to positive changes in the Truckee housing market.

In contrast to the Truckee market is Tahoe City.  The lakefront community has experienced more volatility than the Truckee housing market, which is not a surprise.  Over the past three years, the median price in Tahoe City has dropped from about $1,000,000, to today’s median price around $700,000.  A 30% decrease over three years is significantly less than the 50% drop Truckee homes experienced.

The home inventory for sale in Tahoe City demonstrates an interesting trend.  Not only are prices more volatile in Tahoe City, but the inventory levels fluctuate substantially.  Three years ago, there were roughly 100 Tahoe City homes on the market.  Today, there are roughly 85 Tahoe City homes for sale.  By itself, those numbers aren’t very interesting.  The interesting part is the seasonal trend in the inventory.  The three peaks in inventory for the past three years were 128 homes for sale (’09), 102 homes for sale (’10) and 127 homes for sale (’11).  The low points in inventory were 83 homes, 52 homes, and 54 homes.  Those are some wide swings in inventory and it’s easy to see a seasonal pattern when you look at the orange line on the graph.

So what does this mean for you?  There are several conclusions you can make from this data.  First, prices and inventory levels have an inverse relationship in both Truckee and Tahoe City.  This is economics 101 in action.  Secondly, there are some great buying opportunities in both Truckee and Tahoe City right now.  The numbers speak for themselves.  And lastly, assuming the seasonal price and inventory trends repeat themselves this year, you should move quickly if you want to take advantage of the low prices and high inventory.  Prices are increasing and inventory is decreasing, which means the best deals of the year are the ones you can find right now.

Tahoe Ski Report | Where’s The Snow?

Tahoe Ski ReportA desperately needed snow storm this weekend brought a sigh of relief to the ski community in and around Tahoe, but the snow pack has a long way to go to catch up with the average snow pack for this time of year. Even with five to seven feet falling at some resorts, there’s still quite a bit of catching-up to do.

None of the ski resorts are able to operate at full capacity due to the exceptionally dry December and early January.  Even with the ambitious effort from the man made snow machines, it still isn’t enough.  This is a stark contrast to the 2010-2011 ski season, which saw double the usual snowfall, which allowed the resorts to stay open until late in the spring.

The National Weather Service indicates that it might be some time before the next significant storm brings another load of snow to the region.  The weather forecast for the next week shows clear, sunny skies and high temperatures in the 40s and 50s.  In the meantime, skiers, snowboarders, and the resorts are celebrating and enjoying the new snowfall as much as they can.

All of the open resorts were able to open more terrain, which is a welcome change from the reliance on man made snow. In addition being closed on weekdays and having limited runs open, at least on resort was offering an incentive to skiers and snowboarders in the form of guaranteed satisfaction.  Kirkwood offered a free ticket for another visit to their resort if a skier or snowboarder wasn’t satisfied with the experience.  They were hearing complaints about the snow conditions, but many of those complaints were coming from people who hadn’t visited Kirkwood yet this season.  It is not known how many visitors cashed-in on the free ticket offer.
