Truckee Real Estate Home Sales Excluding the subdivisions of Lahontan, Martis Camp, Old Greenwood, Grays Crossing and Northstar

Inventory is increasing in number and will likely continue to go up as we move into the busy summer season. The most expensive Truckee real estate home is listed for $6,995,000 and the least expensive home is listed for $175,000. The average listed home price is $807,813. The median price is $597,450. Two listings are short sales and 3 REO’s are listed. Truckee real estate is made up of 128 homes offered as standard sales. 84 single family homes are currently under contract.

The Truckee real estate market had 53 single family home sales in April 2013. The average home sale price was $574,796. The average days on market was just 67 days. 4 homes were short sales, 2 homes were REO’s and the rest were standard sales.

The inventory in Tahoe Donner has gone up a bit in the past month. There are now 46 single family homes listed in Tahoe Donner. 35 Tahoe Donner homes are in escrow. The number of homes listed is still quite low for Tahoe Donner. Many homes are continuing to receive multiple offers and the well-priced homes go into contract quickly.

The lowest priced home is listed for $289,000 and the most expensive home is listed for $1,700,000. The average listed home price is $634,593 and the median listed home price is $557,475. 4 Tahoe Donner homes are short sales and there are no REO’s currently listed. The rest are standard sales.

There were 34 Tahoe Donner single family home sales in the past month (3/14/13-4/14/13)! The homes were on the market an average of just 61 days. 1 Tahoe Donner home was a short sale, 4 were REO’s and the rest were standard sales. The highest priced home sold for $1,325,000 and the lowest sold for $245,000. 64 Tahoe Donner homes have sold so far this year (1/1/13 – 4/14/13).

The most expensive Truckee real estate home is listed for $6,995,000 and the least expensive home is listed for $229,000. The average listed home price is $875,514. The median price is $619,000. Two listings are short sales and 1 REO is listed. Truckee real estate is made up of 97 homes offered as standard sales. 91 single family homes are currently under contract. There are almost as many homes in escrow as homes listed. There is currently a very high absorption rate!

The Truckee real estate market had 58 single family home sales in March 2013. The average home sale price was $505,969. The average days on market was 84 days. 5 homes were short sales, 8 homes were REO’s and the rest were standard sales.

The inventory in Tahoe Donner continues to go down. There are now just 31 single family homes listed in Tahoe Donner. This is the least amount of inventory we have had in years. 50 Tahoe Donner homes are in escrow! There are currently quite a bit more homes in escrow than homes that are listed. The well priced homes are going quickly! And many homes are receiving multiple offers.

The lowest priced home is listed for $289,000 and the most expensive home is listed for $1,700,000. The average listed home price is $733,974 and the median listed home price is $690,000. 1 Tahoe Donner home is a short sale and there are no REO’s currently listed. The rest are standard sales.

There have been 12 Tahoe Donner single family home sales in the past month (2/18/13-3/14/13). The homes were on the market an average of 82 days. 4 Tahoe Donner homes were short sales and the rest were standard sales. The highest priced home sold for $720,000 and the lowest sold for $195,000. 29 Tahoe Donner homes have sold so far this year (1/1/13 – 3/14/13).

One listing is a short sale and 2 REO’s are listed. Truckee real estate is made up of 93 homes offered as standard sales. 98 single family homes are currently under contract. Inventory is continuing to go down while the number of homes in escrow is going up. The well priced Truckee homes are going quickly!

There are now just 38 single family homes listed in Tahoe Donner. This is the least amount of inventory we have had in years. The well priced homes are selling quickly! With 40 Tahoe Donner homes currently in escrow, there are more under contract than homes listed.

The lowest priced home is listed for $349,000 and the most expensive home is listed for $1,700,000. The average listed home price is $735,801 and the median listed home price is $722,250. There is currently 1 Tahoe Donner REO listed. No short sales are currently listed.

There have been 12 Tahoe Donner single family home sales in the past month (1/20/13-2/18/13). The homes were on the market an average of 130 days. Two Tahoe Donner homes were short sales and the rest were standard sales. The highest priced home sold for $1,020,000 and the lowest sold for $240,000.

There are not currently any Truckee Short Sales listed and 2 REO’s are listed. Truckee real estate is made up of 102 homes offered as standard sales. 79 single family homes are currently under contract. The number of homes listed is going down each month and we are seeing more and more home sales. The well priced Truckee homes are going quickly!

The lowest priced home is listed for $230,000 and the most expensive home is listed for $1,700,000. The average listed home price is $717,144 and the median listed home price is $710,000. There is currently 1 Tahoe Donner short sale listed and 3 Tahoe Donner REO’s. 24 single family homes are currently under contract.

There have been 14 Tahoe Donner single family home sales in the past month (12/18/12 – 1/20/13). The homes were on the market an average of 117 days. One Tahoe Donner home sale was a short sale and the rest were standard sales. The highest priced home sold for $855,000 and the lowest sold for $257,500.

The most expensive Truckee real estate home is listed for $6,995,000 and the least expensive home is listed for $120,000. The average listed home price is $871,379. The median price is $578,000. There are 6 Truckee Short Sales listed and 5 REO’s. Truckee real estate is made up of 116 homes offered as standard sales. 55 single family homes are currently under contract.

The Truckee real estate market had 44 single family home sales in December 2012. The average home sale price was $456,482. The average days on market was 101 days. 8 homes were short sales and 2 were REO’s. 573 single family homes sold in our MLS for the year 2012. 527 homes sold in 2011 so this was a slight improvement from the year before.

There have been 13 Tahoe Donner single family home sales in the past month (11/20/12 – 12/17/12). The homes were on the market an average of 86 days. One Tahoe Donner home sale was a short sale and the rest were standard sales. The highest priced home sold for $765,000 and the lowest sold for $321,000. 257 Tahoe Donner homes have now sold year to date (1/1/12 – 12/17/12).

There are 58 single family homes currently listed in Tahoe Donner. The lowest priced home is listed for $229,000 and the most expensive home is listed for $1,700,000. The average listed home price is $715,494 and the median listed home price is $667,000. There are currently 3 Tahoe Donner short sales and 2 Tahoe Donner REO’s. 22 single family homes are currently under contract.
