What ISN’T there to do in the Truckee/Tahoe area?
Today we wanted to speak with you about what you can do in the Truckee/Tahoe area during the winter time, even if the snow is a little short! First of all there is plenty of snow making, so a lot of the skiing is great. Also, due to the lack of snow and very cold temperatures, many of our area lakes have frozen making it terrific for ice skating! For ice skating when lake conditions might not be best, you have the option for the Regional Park ice rink in Truckee. The cross-country skiing, especially at Tahoe Donner Cross Country, was fantastic considering the little amount of snow; they really did a good job!
If you’re hungry, we have a few new restaurants opening. Down on West River Street, Morgan’s Lobster Shack is reopening and serves up lobster and fresh fish. On Donner Pass Road, Marg’s Taco Bistro is opening. Also, Marty’s Café is now serving dinner and the Trokay Café, which is an awesome choice, has just moved to Commercial Row. If you haven’t been to Stella’s in the Cedar House Sport Hotel, be sure and check that out!
From snowmobiling to dog sled runs, there is always something to do. If you’re looking for something, give us a call! What Can You Expect to See in 2014 for the Truckee/Tahoe Real Estate Market?
With 2014 in full swing, we hope you that will you have the best year yet! To start things off, we want to give you a recap on what happened in 2013. As for the sales volume in 2013, it was almost equal to what they were in 2012. However, there is no question in our mind that the lack of inventory hindered those numbers. Had there been more inventory, 2013’s numbers would have been much higher.
As for home prices, we saw increases anywhere from 10-14%. Land, as we were forecasting, jumped dramatically; we saw 30-60% increases in 2013 alone. There were also record numbers in lot sales and as a result of that, we are anticipating a boom in new construction in 2014. Along with another code change, construction is becoming more expensive leading to price increases in new construction. Although the new construction prices are rising, home and lot prices will rise in 2014.

Hi, I’m Laura Hawkyard of the Yoder-Davis Group with some helpful reminders that could affect the safety of your home. As of 2013, carbon monoxide detectors are required to be installed in your home at the point of sale. But really, why wait until you’re selling your property? It is such an important item to have in your home for the safety of your entire family. This also goes along with smoke detectors, which most people change the batteries in once or twice a year. To be on the safe side, it’s recommended to change the entire smoke detector every ten years.

As our year starts winding down, we wanted to give a recap of some things 2013 brought us. We had a great year; particularly the first quarter which was very strong for us and we are expecting the same thing for 2014. Typically, Martin Luther King, Jr. weekend kicks off our season and usually brings us high sales volume.

Welcome back! Today I wanted to talk to you about one of the great house myths that could cost you a lot of money. The common myth is that homes do not sell during the fall; that couldn’t be farther from the truth!
The fact is that winter is a phenomenal time to be in the market. For example, the summer market in Tahoe Donner will have up to 150 homes for sale and about 30 sales per month. Inventory is currently dropping and we could be at 50 home listings very soon with a normal winter sales rate of 20 to 25 homes per month. The sales absorption rate falls from 5 months in the summer to 2 months in the winter. With little competition, houses sell for higher prices due to the low inventory. We are actually experiencing that right now!
