The most expensive Truckee real estate home is listed for $6,995,000 and the least expensive home is listed for $219,500. The average listed home price is $788,433. The median price is $499,900. There are 8 Truckee Short Sales listed and 7 REO’s. Truckee real estate is made up of 170 homes  offered as standard sales. 65 single family homes are currently under contract.

The Truckee real estate market had 39 single family home sales in April 2012. The average home sale price was $449,250. The average days on market was 105 days. 6 homes were short sales and 8 were REO’s. 156 single family homes have now sold year to date (January 1-April 30, 2012).

There are 80 single family homes currently listed in Tahoe Donner. The lowest priced home is listed for $265K and the most expensive home is listed for $1,700,000. The average listed home price is $661,802 and the median listed home price is $538,267. There are currently 168 active single family homes listed in Truckee.The most expensive Truckee real estate home is listed for $6,995,000 and the least expensive home is listed for $145,900. The average listed home price is $890,162. The median price is $527,475. There are 11 Truckee Short Sales listed and 8 REO’s. Truckee real estate is comprised of 146 homes which are offered as standard sales. 54 single family homes are currently under contract.

The Truckee real estate market had 50 single family home sales in March 2012. The average home sale price was $452,508. The average days on market was 94 days. 8 homes were short sales and 14 were REO’s. 116 single family homes have now sold year to date (January 1-March 31, 2012).

21 Tahoe Donner homes have sold so far in March 2012 (as of 3/26/12). The average days on market for these sold homes was 113 days. 5 homes were short sales and 3 homes were REO’s. The highest priced home sold for  $1,020,000 and the lowest sold for $175,199.

64 single family homes are currently listed in Tahoe Donner. The lowest priced home is listed for $275K and the most expensive home is listed for $1,700,000. The average listed home price is $678,802 and the median listed home price is $577,500. There are currently 4 Tahoe Donner short sales and 3 Tahoe Donner REO’s. 32 single family homes are currently under contract.

Truckee real estate sales

Truckee real estate salesTruckee real estate sales along with other resort areas are experiencing significant changes. Sales are increasing and inventory is shrinking. The entry level of the Tahoe Donner and Truckee market has been especially hot. Now we are seeing mid level market segments experience increasing interest. Inventory is very tight and buyers are in the marketplace. What this indicates is when a home hits the Truckee real estate market, there could be multiple interested parties.

Truckee and Lake Tahoe are not the only real estate markets seeing this type of buyer interest. This comes from a Vail real estate brokerage -”the market sales for February have seen over a 100% increase from February 2011. Most segments of the market are moving, with prices ranging from $200,000 all the way up to $11million. Our top 2 sales this year have both been in Bachelor Gulch, one selling for $10.5 million and the other for $11 million. Vail has been our busiest area in the Valley so far, with 11 sold properties in the past 2 months. Beaver Creek is not far behind with 7 residences sold by SSFRE to date.”

Hilton Head Island sales agents are reporting the same thing -”If Spring is a time of renewal, I can assure you that the real estate market is soaking up its fair share of that sentiment as sales numbers continue to increase.  There was a nearly 7% increase in the number of Pending sales in 2/12 over 2/11, and Closed sales YTD are up nearly 12% over this time last year!  A lot of what is fueling this is the continual drop in inventory coinciding with the continual rise in interest by ready/willing/able buyers.  In short, the market IS shiftin”

Warren Buffet in his latest address to shareholders indicated home sales are picking up and if he could he would buy several hundred thousand and take advantage of low mortgage rate.

Could the market be changing? You will never know that answer for sure until it has already changed. The question to ask yourself is what are the odds that mortgage rates and home prices will go lower rather than higher? Only 1 person will get the lowest value in your market. So if your are around the bottom, that should be ok. Truckee real estate is selling for less than you can replace it and lot prices are back to mid 1990 prices. Truckee real estate especially when compared to prices in other resort markets, is extremely attractive.

Truckee real estate is comprised of 133 homes which are offered as standard sales. 52 single family homes are currently under contract!

The Truckee real estate market has had a total of 77 home sales in 2012 year to date (January 1-March 12, 2012). There were 77 home sales for the same dates in 2011. The average home sale price in 2012 was $490,894. The homes were on the market an average of 109 days. 16 homes were short sales and 19 were REO’s.
