Fire Safety Tips for this Summer in Truckee
With summer finally here in Truckee, we thought it would be a great time to educate you about the best ways to fireproof your property. We have had several years of drought and with the recent wildfires in San Diego, now would be an opportune time to discuss this issue with you.The Truckee and North Lake Tahoe fire departments will come out and check your property to see if it is fire-safe. A lot of the associations in Lake Tahoe and Truckee have taken measures to make their communities safer against wildfires.
If your property is not fire safe, you may receive a letter in the mail that will warn you about this risk. We do have a list of defensible space protection companies that can come out and clear away pine needles, leaves, and other debris that could be a danger to your property with a dry climate out here in Truckee.
Another thing to think about is just being prepared in the unlikely event that a wildfire does encroach on your property. It would be an excellent idea to have an evacuation plan, and it would also be helpful to inventory your home to keep track of any belongings that might be lost due to a disaster like this. Videotaping your home to take an inventory is probably your best and easiest option. You should also be sure to store the tape in a safe spot, or upload that video to YouTube in a private account so that only you can watch it.

Today we wanted to tell you about an important change in California building code that could have an impact on you. It went into effect in January 2014 and has to do with water-saving devices in your home. If you’re considering remodeling your home, you will certainly need to know what we’re talking about.
Basically, once you pull a permit for a certain amount of money it triggers an automatic retrofit where you’re required by law to install new low-flow faucets and toilets. By 2017, all homes must comply with this new law.
Unfortunately this could cost thousands of dollars, but the closer we get to 2017 the busier the repairs will become and the more expensive it will be. This is why we urge you to be proactive with these solutions.
The whole point is to save water in California, so complying is helping both our state and your utility bill.
Here are some facts about water usage in California:
- On average, a three-bedroom family home uses 174,000 gallons of water per year.
- 57% of this water is used for landscaping, and 9% of this water is wasted by overwatering.
- By 2017, all homes built prior to 1994 will be required to have the following:
- Low-Flow toilets that use no more than 1.6 gallons per flush. (Saves you 6.4 gallons per flush)
- Shower heads with flow rates of no more than 2.5 gallons per minute. (Saves you 3 gallons per minute)
- All other fixtures must use less than 2.2 gallons of water per minute. (Can save up to 1.5 gallons per minute)
We realize the initial cost of these changes may be high, but in the long run you can expect to save thousands of dollars on your utilities bill.

Today we’re going to talk to about Schaffer’s Mill, a new subdivision in Truckee. It has been renamed and repackaged recently, and there is a lot of excitement around this development near Lake Tahoe.
One exciting piece of news is that the golf course will be fully private. This will be the second private course in the area, and this course has already received lots of praise. It was rated as the #1 new private golf course in 2009 from various magazines. From our own experience, the back 9 offers some of the best views available in Truckee. The course also has a fabulous clubhouse, pool, and gym attached to it. Another clubhouse is actually under construction on the course and it will function as their fine-dining restaurant.
Something else that the people behind Schaffer’s Mill have done to fit themselves into the area is offer an amenity package. They actually have a place called the Base Camp which is at the North Star ski resort. A shuttle bus will come and pick up residents to take them skiing. Although they don’t have a private lift like Martis Camp, it’s still a very convenient drive to North Star.
Another nice offering from Schaffer’s Mill is the yacht that they have on Lake Tahoe. It is a 48-foot Sun Seeker and it’s moored at Jake’s On the Lake, which is in Tahoe City.

What ISN’T there to do in the Truckee/Tahoe area?
Today we wanted to speak with you about what you can do in the Truckee/Tahoe area during the winter time, even if the snow is a little short! First of all there is plenty of snow making, so a lot of the skiing is great. Also, due to the lack of snow and very cold temperatures, many of our area lakes have frozen making it terrific for ice skating! For ice skating when lake conditions might not be best, you have the option for the Regional Park ice rink in Truckee. The cross-country skiing, especially at Tahoe Donner Cross Country, was fantastic considering the little amount of snow; they really did a good job!
If you’re hungry, we have a few new restaurants opening. Down on West River Street, Morgan’s Lobster Shack is reopening and serves up lobster and fresh fish. On Donner Pass Road, Marg’s Taco Bistro is opening. Also, Marty’s Café is now serving dinner and the Trokay Café, which is an awesome choice, has just moved to Commercial Row. If you haven’t been to Stella’s in the Cedar House Sport Hotel, be sure and check that out!
From snowmobiling to dog sled runs, there is always something to do. If you’re looking for something, give us a call! What Can You Expect to See in 2014 for the Truckee/Tahoe Real Estate Market?
With 2014 in full swing, we hope you that will you have the best year yet! To start things off, we want to give you a recap on what happened in 2013. As for the sales volume in 2013, it was almost equal to what they were in 2012. However, there is no question in our mind that the lack of inventory hindered those numbers. Had there been more inventory, 2013’s numbers would have been much higher.
As for home prices, we saw increases anywhere from 10-14%. Land, as we were forecasting, jumped dramatically; we saw 30-60% increases in 2013 alone. There were also record numbers in lot sales and as a result of that, we are anticipating a boom in new construction in 2014. Along with another code change, construction is becoming more expensive leading to price increases in new construction. Although the new construction prices are rising, home and lot prices will rise in 2014.

Hi, I’m Laura Hawkyard of the Yoder-Davis Group with some helpful reminders that could affect the safety of your home. As of 2013, carbon monoxide detectors are required to be installed in your home at the point of sale. But really, why wait until you’re selling your property? It is such an important item to have in your home for the safety of your entire family. This also goes along with smoke detectors, which most people change the batteries in once or twice a year. To be on the safe side, it’s recommended to change the entire smoke detector every ten years.
