The Truckee real estate market is changing like markets across the country. Home inventory is low and there are willing and able buyers. The number of foreclosures in the market place is decreasing along with the bank owned properties.

Lahontan real estateLahontan real estate has been one of the best deals in the Truckee real estate market this year. Lahontan has been the premier subdivision in the Truckee real estate market for the last 15 years. Martis Camp certainly now is highest priced market in the area. Lahontan real estate has the advantage of being an established community with almost half of the lots completed with homes and all the amenities completed and operating. Lahontan real estate offers some of the finest architecture designs and home amenities in the Truckee real estate market. Land values are unbelievable low and homes are selling below replacement cost.

So how has Lahontan real estate done this year compared to the Truckee real estate market? Lahontan real estate has historically seen 12 home sales per year. So far Lahontan real estate has 10 home sales for 2011. While the rest of the Truckee real estate market is off dramatically from its historical trend line of number of sales, Lahontan real estate is right on pace.

How are the Lahontan real estate prices? Home prices are definitely below replacement cost so that has to be great for buyers. Of the 10 Lahontan real estate market home sales this year, 9 are under $2 million. So while the market is very good homes over $2 million are more difficult to sell.

The developers of Lahontan subsequently developed Martis Camp which now is the highest valued real estate in the Truckee real estate market. Lahontan real estate has been one of the best deals for the last couple of years. Prices have come down dramatically and several Truckee real estate owners sold and have purchased in the Lahontan real estate market. The move up spread in the Lahontan real estate market is exceptionally low.

The Lahontan real estate market typicaly sees 12 residential sales in a year. Currently there are 8 either sold in 2011 or currently in contract. That would indicate the Lahontan real estate market is on track to see 12 sales again in 2011. What is significant is that most subdivisions in the Truckee real estate market have seen a 30% decline in the number of sales during the current market contraction. Lahontan real estate has maintained the average number of sales. Great deals, a maturing subdivision, exceptional amenities and terrific homes makes Lahontan real estate on of the gems in the Truckee real estate market.
